This step will allow you to ask any of your questions as we determine site accessibility for a crane and trailer. We will require the address and pictures of your designated site as well as the neighboring properties would be useful for us to provide the best ideas, recommendations, and answers to your questions.
Step 2
Booking a Zoning and Planning Consultation
$380 Flat Fee
$60 Per Hour for Site Visits (if required)
$30 Per Hour + travelling costs for traveling time to sites (if required)
Once we have determined your site access and have answered all your questions, we can start discussing and planning for the following:
If you are uncertain about some items and require us to do a site visit to meet you and go through more details, our hourly change is $60 while on site and $30 per hour for traveling time plus traveling costs.
Step 3
Permitting Consultation
10% Non Refundable deposit is required
Now that you have decided a modular home is a right option for you, it is time to discuss details in regards to the development and building permit, and what is required from your local jurisdiction.

Once you have prepared your development or building permit package you can submit that to your local jurisdiction and get a time estimate of how long it will take for you to get your permit. Depending on jurisdiction this process can take anywhere from one month to a year, you can call your local municipality in advance and get an idea of how long this will take once you submit your DP or BP package.
This is something you can do on your own or hire someone to do it for you; however, if you are busy or unfamiliar with this step we can do this for you for a flat fee of $800. This fee includes going and forth if needed with your municipality and answering their comments.
Step 4
Price Finalization and Contract Signing
40% Down Payment Required 60 days before production start
Now is the time to finalize your design.
You will be choosing your finishes and appliances prior to receiving your final price.
Once there is a signed contract based on the final price, we will give you a rough production, delivery and installation timeline.
Step 5
Completion of Frame and Rough-In Stage
30% Progress Payment Required
We will start building your home and give you weekly progress updates with pictures.
This is a good time to get started on your foundation and site work. Once the frame is built and all the rough-in work is done for your plumbing, electrical and mechanical, we require 30% progress payment after completing your rough-ins.
Step 6
Completion of Home and Ready for Delivery
20% Completion Payment Required
Your home is complete, the remaining 20% completion payment is due. We will schedule your delivery, deliver and install your home as well as hook up your utilities.
*If you have chosen the model 1 full factory-built option, the cost of shipping, crane, and installation is also due.
Step 7
Move into your new modular home!
